 CONSTRUCTION MANAGEMENT AND ACCOUNTS - I

MANAGEMENT: It is an art of arranging various activities and group of people in an organization to achieve a common goal. Management cannot work with money, machines, materials and tools alone. Secrecy of the success lies in the proper management.

CONSTRUCTION MANAGEMENT: It is the management in which group of people of different categories works together to execute the project economically without affecting the quality in a well planned and organized manner.

CLASSIFICATION OF CONSTRUCTION INDUSTRY:

Construction  industry may be classified into….      .(i) Light construction                                           

                                                                                    (ii) Heavy construction   

                                                                                    (iii) Industrial construction

.(i) Light construction : The term light construction is used for the projects constructed with light timber, steel , concrete or their combinations. It evolves lesser expenditure and lesser consumption of construction material.

.e.g. Office and Residential buildings

(ii) Heavy construction : It is used for those projects constructed with heavy timber, steel, concrete or combinations of these materials. It entails heavy expenditure and large consumption of structural materials.

It requires extensive planning and phased programming..e.g. office buildings, hotels, factories, hospitals, highways , dams etc.

(iii) Industrial construction: The construction done exclusively for industrial purposes that is for housing a factory or plant. It requires the coordination of civil, mechanical and electrical engineers.

.e.g. Petroleum refineries, chemical plants, power stations, steel plants.

 

STAGES IN CONSTRUCTION PROJECT: The following are the stages involved in any engineering projects.

(a) Conception                (b) Design                 (c) Realization

(a) Conception: It is the idea behind any project to be taken in hand as all the engineering works originate from an idea. The following things will have to be consider

(i) the land where the building has to be constructed

(ii) finance required for construction

(iii) Necessity of construction

(iv) and in future, the function it will serve

(v)The site where the building has to be constructed

(vi) the type of the construction as per requirement

(vii) return from the construction

 

(b) Design : Following points are to be considered while designing

(i) soil bearing capacity

(ii) topography , site relatively level or not

(iii) kinds of soil

(iv) ground water level ( now and in past 10 years)

(v)  details of other buildings near the site

(vi) access of the site

(vii) availability of services .i.e water supply

(viii) local building by-laws

(ix) availability of labour

(x) local weather conditions.          

 (c) Realization: when drawings are prepared and design is done, the work is actually executed for which a contractor is called upon.

CONSTRUCTION TEAM:

Construction team consists of :

(i)                 Owner : The owner of a building or engineering project is the individual firm or public body who finances a project and use it after completion

(ii)               Engineer / Architect / Designer: being a professional man he give shape to the proposal of the owner

1.      Preliminary investigations

2.      Prepare plans and designs

3.      Make specifications

4.      Work out quantities and cost of the project

5.      Supervise the construction of the project

(iii)             Contractor / Builder : The contractor is the person or firm who undertakes to submit bids to the owner, supply of materials, use for the execution of any construction work.
