PLANNING: While planning a construction project it is compulsory to divide the project into phases. For dividing each job has to planned w.r.t the following.
1. Method
of execution of work. ( departmentally or through contract)
2. Duration
of the job.
3. Planning
of resources.
TECHNICAL PLANNING: It is done by the engineers for economical execution of the work.
OBJECTS OF TECHNICAL
PLANNING-
1. Preparation
of layout plan.
2. Finalization
of design and specifications.
3. Preparation
of detailed drawings.
4. Preparation
of detailed estimate.
5. Finalizing
method of execution of work and initiating procurement action.
PRE-TENDER PLANNING: Pre- tender planning includes the following steps
1. Careful
study of the drawings, time limit and other conditions of work.
2. Working
out the quantities of required material, labour equipment and their availability.
3. Study
of bidding trends of other competitors.
4. Considering
the profit margin and limits of risks that could be taken..
POST TENDER PLANNING
OR CONTRACT PLANNING:
After the tender has been accepted and the work is allotted to the contractor for execution, the contractor has to undertake intensive planning.. The planning at this stage is known as contract planning.
Contract planning involves the following steps:
1. Studying
alternatives to the construction methods which will be economical and deciding
about the sub-contracting.
2. Working
about the quantities of material, labour, equipments at various stages of work
and locating the sources of supply of material , equipments etc.
3. Planning
location of camp offices, layout of the site, service roads, accommodations for
labours and facilities, etc..
4. Studying
interdependency of different items of work.
5. Finalizing
the work program for each item of work and fixing the dates for start and
completion of each item of work.
